I would imagine that there are different levels of service that people desire. I am sure that when it comes to SELLING the home it would make sense to hire a person who actually markets, assists and insures that the house is going to sell. Hence they may use a full priced Real Estate Listing to get more for their money. Why do most Real Estate Brokerages charge 6%? Why not 1% or 2%? Because it is not financially viable! To place lock boxes, visit the homes, market the homes, create and distribute flyers and postcards, etc. takes time and money. All of these items are what professionals do to market a house and actually sell a house. So why can’t you do this for 1% or 2% ? Once again, YOU WILL GO BROKE! I realize you are worth the money as do many others.
Let me put the shoe on the other foot. You want my Home Inspection Company to perform a top notch job at ascertaining the conditions of a home, be responsible for the conditions of the home, warranty the conditions of the home for 90 days, represent both you and your company in a professional manner with late model vehicles, dress attire to represent the professional you are, provide the expensive equipment such as a Thermal Infrared camera (so we can perform the job properly and professionally), take continuing education classes, Pay Taxes, Pay Employees and Pay Insurance for a highly discounted inspection fee? Just like in your profession, it’s not financially viable.
I still do not understand why some Realtors look for the cheapest inspection company? YOU ARE RECOMMENDING THEM, YOUR NAME AND REPUTATION IS ON THE LINE. Is saving the $100 on an inspection worth it when they miss a large portion of the defective items and want stand behind their inspection?
